The timeline for approvals varies greatly depending on your project and in which township you live. For a straightforward building permit, you can expect a wait of several weeks if you already have everything you need. However, if you need a planning application, be prepared for a more extended process – typically spanning from 18 to 24 months, particularly if you're starting from scratch and you don't have a design or a survey.
Our service fees vary based on your project's scope. Some projects involve everything from planning applications to building permits, while others may only require building permits. If you email us the details of your project, we'll gladly provide you with a cost estimate
Surveys give us the inside scoop on your property – from its size and shape to where exactly your boundaries lie. This helps us know where we can and can't build, and it's usually a must for any planning applications with the township. We suggest this as a first step to any construction project as it can take 6-12 weeks to be completed.
We recommend the following local surveyors:

If you are located in the City of Kawartha Lakes:
In most municipalities and townships, if you are applying for a minor variance or zone amendment, you may be asked to get an archaeological assessment completed. These are project-specific, and can only be done while the ground is clear of snow, and thawed. Each municipality will provide feedback on whether an assessment is required or not. The cost can range depending on the size of your property but is typically between $3,500.00-$5,000.00.
No worries. We will do that for you.
The notification process depends on your project type. If you need a minor variance or a zoning amendment, your neighbors will be notified by the township. However, if you only require a building permit, your neighbors will not receive notification.
Absolutely! However, it's best to have a clear idea of your project's scope and scale upfront. This allows us to suggest a builder who perfectly fits your requirements. During our discussion, we'll happily provide you with a list of recommended builders. We typically advise contacting at least three of them to gauge their approach and suitability for your project. Since you'll be collaborating with the builder for a considerable period, it's important to ensure they're the right fit for you
Similar to our recommendations for a builder, it's helpful for us to understand the details of your project. After our initial meeting to discuss your needs, we'll provide you with a list of recommended designers tailored to your project.
